Boca Raton Luxury Real Estate: October 2026 Market Update

This is the October 2026 update on the Boca Raton and South Florida luxury real estate market, drawn from the most recent published reports: the Institute for Luxury Home Marketing's Boca Raton and Delray Beach analysis, county-level data compiled by MIAMI REALTORS and RWorld, and Freddie Mac's weekly mortgage survey. The short version: Boca Raton's luxury tier has turned seller-friendly, high-end sales across Palm Beach County are running at a record pace, and the winter season is arriving with mortgage rates near 7 percent. Here is what I am watching, and what I would do about it if I were buying or selling.

The Boca Raton luxury tier turned seller-friendly

The most recent Institute for Luxury Home Marketing report for Boca Raton and Delray Beach, covering July 2026 closings, put single-family luxury, roughly $1.2 million and up, in seller's market territory. The median luxury sale price came in around $2.10 million, up 3 percent year over year, and the pace underneath that number is the more interesting story: about 490 luxury single-family homes were on the market, down roughly 15 percent from a year earlier, while 132 luxury sales closed in the most recent month, up 38 percent year over year.

Speed is the tell. Luxury single-family homes in the report averaged roughly 33 to 39 days on market and closed at about 96 percent of their list price. That combination, shrinking supply, rising sales, and quick absorption, is what a seller-friendly luxury tier looks like in practice. It does not mean every listing sells fast; it means the well-priced, well-presented ones do, and the gap between those and everything else keeps widening.

The county's high end is setting records

The same dynamic is visible one level up. Through August 2026, Palm Beach County recorded 170 residential sales above $10 million, already surpassing the prior annual record of 169 set in 2025, with forecasters projecting about 255 by year end. Miami-Dade logged 194 sales above $10 million through August, on pace for roughly 291. South Florida as a whole recorded 361 sales above $10 million in 2025, the most since 2021, and 2026 is tracking ahead of it.

For context on the county's luxury tier as a whole, homes priced $2 million and up averaged about $4.2 million and sold in roughly 38 days, with about 1,240 active units and 12-month appreciation around 14 percent. The headline is not that expensive homes sell; it is that the most desirable ones, waterfront, oceanfront, and Intracoastal, keep drawing competition from buyers relocating from the Northeast, from California, and from abroad.

What I am watching this season

Three things shape the market between now and spring, and all three are worth understanding before you make a move.

Mortgage rates. Freddie Mac's survey put the 30-year fixed rate at 7.28 percent as of October 1, up from 6.34 percent a year earlier. Rates near or above 7 percent slow the broad market, but in the luxury tier they matter less to cash and equity buyers, which is part of why the top of the market has stayed resilient while the wider market cooled.

Seasonality. The winter season, roughly November through March, brings seasonal and international buyers back to South Florida. That is when the luxury market is busiest, when new inventory typically comes to market, and when well-prepared sellers get the most eyes on their property. If you are selling, the season rewards preparation; if you are buying, expect more competition for the best homes.

The condo segment. Boca Raton's luxury condo market is a different story from single-family homes. Luxury condos averaged about 168 days on market in late September, with an average list price near $2.92 million. Buyers in the condo tier have more room to negotiate, but they also need deeper due diligence on association reserves and assessments, which have become a real factor in condo pricing across Florida.

What I would do if I were buying

  • Move when the right property appears. In a seller-friendly tier, waiting for a discount can cost you the property entirely.
  • Lead with your strongest terms, not just your highest number. Financing, inspection flexibility, and closing timing all matter to sellers.
  • In the condo tier, negotiate, but verify first. Reserves, assessments, and insurance costs should be understood before you make an offer, not after.
  • Watch price per square foot in your target building or corridor. It tells you more than a headline median ever will.

What I would do if I were selling

This is a market where preparation wins. The seller-friendly balance only converts into a fast sale at a strong number when the pricing is honest from day one, the property is finished to its standard, and the launch reaches the right buyers. The record demand at the high end is concentrated in the best-presented properties, and buyers in this tier are comparing your home against active inventory every single day. If you are considering a sale this season, the conversation to have now is about timing, pricing, and presentation, before the calendar fills.

One more note on the wider picture: overall inventory across South Florida is up sharply from a year ago, and Florida homeowners still carry insurance costs well above the national average, even as premium growth moderates. Neither changes the luxury story in Boca Raton, but both are part of the honest context I give every client, because the decision to buy or sell deserves the full picture, not just the flattering parts.
