Downtown: Mizner Park vs. Atlantic Avenue
Downtown Boca, anchored by Mizner Park, is polished, planned, and prosperous, with upscale dining and the performing arts in a refined setting. Atlantic Avenue in Delray is older, grittier at the edges, and livelier at the center: independent restaurants, bars, galleries, and festivals that spill into the street. One is a resort town's idea of downtown; the other is a real downtown that happens to be at the beach.
The property mix differs more than the price
Boca Raton luxury is dominated by the gated country club communities, Boca West, St. Andrews, Broken Sound, Royal Palm Yacht & Country Club, Woodfield, and the waterfront east side. Delray splits between the avenue-adjacent condos, the beachfront buildings, and western gated communities like Addison Reserve and Mizner Country Club. Entry pricing in Delray is generally softer for comparable square footage, while Boca holds the premium for waterfront and club inventory.
Which buyer belongs where
- Club and estate buyers: Boca Raton, where the club communities and their membership structures are deepest.
- Social and walkable buyers: Delray Beach, where Atlantic Avenue is the whole point.
- Boating buyers: both, but Boca's intracoastal and canal inventory is larger and deeper-water.
- Empty nesters: Boca's gated communities for the resort feel, Delray for the energy.
Test both neighborhoods
